General
What does Only the Best Housing do?
We help property owners rent out homes or apartments, and we help renters find a great place to live. We take care of the leasing work, the marketing, screening, and paperwork, while the owners stay in charge of the decisions about their property.
How are you different from a property manager?
A full-service property management company usually manages all aspects of the property for you, which works well for many owners. We are a more flexible option. Owners decide how much assistance they want, and if they choose, keep control of their property and the final say on decisions.
Are you licensed real estate agents or brokers?
No. We provide leasing and rental support services. We are not licensed real estate agents or brokers.
What areas do you serve?
We work with owners across Wisconsin, including the Fox Valley, Green Bay, Stevens Point, Madison, and Milwaukee, and communities in between. We also help select owners out of state including Arizona, Florida, and Hawaii.
Do you follow fair housing laws?
Yes. We comply with the Fair Housing Act and are fluent in landlord-tenant laws.
For owners
Who decides the rent?
You do. We are glad to share what comparable properties are renting for so you can set a number with good information, but the rent is always your call.
Who approves the tenant?
You do. We market your property, screen applicants, and give you our honest recommendation. You give final approval on who moves in.
Can you collect the rent or security deposit for me?
Yes. If you would like that help, we can set it up in our resident portal so tenants pay online and the money goes directly to you. We do not take possession of or hold tenant funds ourselves, since we are not licensed brokers. We simply set up the payments so they flow straight to your account.
Can I pick just some services instead of everything?
Yes. You can have us handle the whole process from start to finish, or just the parts you want help with, whether that is marketing, screening, and putting together the lease, or showings and rent collection.
What does it cost?
Every property and situation is a little different, so we talk through what you need and give you a clear quote.
For renters
I am a renter. How does it work?
Tell us what you are looking for, and we will let you know what we have and walk you through the process, from seeing the place to signing the lease.
Do you have rentals available right now?
Our current openings are on the Available Rentals page. If nothing fits today, reach out anyway and we can keep an eye out for you.
How do I see a place I am interested in?
Reach out and let us know which property you would like to see, and we will arrange a showing and walk you through it.
Does it cost anything for renters to work with you?
We do not charge an application fee. The background and credit check is run through TransUnion, and the applicant pays that screening cost directly to TransUnion. We will let you know what to expect before you apply, so there are no surprises.
How do I apply, and what do you look at?
Once you find a place you like, we will walk you through the application. Like any rental, screening usually looks at things like rental history, credit history, income, and background.

Yes. Tell us what is going on and what you need, and we will help you figure out options that fit.
