Renting out a property takes real time and attention. It means getting it in front of the right people, screening applicants carefully, putting together a solid lease, and keeping up with the rules along the way. Some owners are glad to hand all of that to a full-service management company, and that works well for them. Others would rather stay involved and just have help with the parts that take the most time or are the easiest to get wrong. That's who we're here for.

We do the legwork and bring you what you need to make good decisions. You choose how much help you want, you set the terms, and you only pay for the services you use.

The rules change constantly, and that's where most of the risk hides.

The most common problem we see has nothing to do with how careful or experienced an owner is. Landlord-tenant law is detailed, and it changes often enough that it is genuinely hard to keep up with unless it is your full-time focus. A notice that no longer meets the current requirement, or a lease clause that was fine a few years ago but isn't anymore, can quietly become an expensive problem. Staying current on Wisconsin's rules, including Fair Housing, is part of our job so it does not have to be yours. We are not attorneys, and when something genuinely calls for one, we will tell you.

Tenant screening

We run credit and rental history, a criminal background check, and employment and income verification, then bring you the full picture so you can decide who is approved to move in.

Leases

We prepare and execute the lease around the terms you set, including rent, deposit, and pet policy, written to comply with your state landlord-tenant law.

Showings and inspections

We show your property to prospective tenants and document its condition with move-in and move-out inspections. Available in select Wisconsin areas.

Rent collection

Invoicing, online payments, late-fee notices, direct deposit to you, and regular reports, so you are not the one chasing payments.

Notices and renewals

Compliant notices and lease renewals whenever you need them.

Cleaning and maintenance coordination

If you would rather be more hands-off, we coordinate with your vendors and keep the work on track.
